2775+ Acres on the North Shore of Lake Pontchartrain
Madisonville, LA
Friday, October 19th – 11:00AM CT

Located on the north shore of Lake Pontchartrain, Pine Island consists of approximately 2455+/- acres of pristine wetlands and timberland, and approximately 320+/- acres of mixed timberland with development potential.  This property has been in the same family for three generations and is now ready to be enjoyed by a new owner.   Named for its “islands of pine trees” located throughout the wetlands, Pine Island is known for its natural beauty, resources, and wildlife.  This property is unique because of its established roads for easy access throughout the wetlands acreage and around the perimeter of the 218 acre lake.  This road system was constructed years and allows ground water flow.  Current laws and regulations would make such a project much more difficult today, so properties like Pine Island are very rare. With close proximity to the New Orleans airport, and located just off Louisiana Highway 22, and only minutes to IH-12, this property is very accessible.  One cannot overlook the development potential for Pine Island as the popularity of the North Shore area continues to grow.  Besides a development, a residence, lodge, resort, or nature-related business could be established on the higher ground on the north side of the property.

·        Lake Theodora is located on the property with 218 +/- acres for great fishing and waterfowl, and is home to the second largest rookery in Louisiana.  National Geographic has conducted several photo shoots at the fresh water lake.

·        Development potential
·        Experienced caretaker living on premises and would be willing to remain for new owner
·        100% mineral rights conveyed to new owner

Ducks Unlimited – Pine Island

Pine Island is located within the Gulf Coast Joint Venture Area (GCJVA), a Level 1 B Conservation Priority Region as defined by Ducks Unlimited’s International Conservation Plan (ICP).  Specific to this Conservation Region, Pine Island is part of the Mississippi River Coastal Wetlands Initiative, a region that is defined by habitat types distinct to southeast Louisiana.  One of those habitat types is freshwater swamps, the most common habitat type found on Pine Island. Historically, waterfowl use has probably been linked to migrant and wintering mallard populations as well as breeding and migrant populations of wood ducks, both of which are common inhabitants of freshwater swamps.   With an infrastructure of roads, levees, and water control structures already in place, Lake Theodora is the center piece of the Pine Island property, offering a unique management opportunity for the owner to enhance the waterfowl and fisheries potential of the tract.   A birder’s paradise,  large numbers of wading birds use the scattered cypress trees associated with Lake Theodora as a rookery for safe haven nesting and roosting.  Neo-tropical migrants would favor the freshwater swamp and associated woodlands as important migrant and nesting habitat as well. Wildlife management is not a stranger to the Pine Island property.  The white-tailed deer herd is managed under Louisiana’s Deer Management Assistance Program (DMAP), a program administered by the Louisiana Department of Wildlife and Fisheries (LDWF) to improve the overall condition of the deer population.  Additionally, commercial alligator hunts are a part of the Pine Island package.  An opportunity unique to Louisiana, alligator hunts offer commercial and recreational pursuits not commonly found in other parts of the country.
